Guidelines and Policies

	Registered Guests only unless previously arranged with owner
	All our cabins and cottage are non-smoking. You may smoke outside, using provided ashtrays. Since removing smoke residue from furniture, bedding, and draperies is a major problem, an automatic charge of $250 will be made to anyone who violates the no-smoking rule.
	No charge for maid service before you arrive and after you depart; if you desire extra maid service during your stay, it can be arranged - call Carolyn at 479 883-5492
	Free Wireless Internet at all units
	No tv reception, except at the Nest which has cable.
	No pets at any of our cabins or cottages.
	No children at the Nest or Willowbrook Garden Cottage: but children ok at Woodhaven or Sunnybrook Cabins.
	We do not charge an up-front damage security deposit, but you will be charged for any breakage, damage or theft.

Deposits and Refunds

Credit cards are charged at time of booking.

If you change your mind and cancel, you get a refund of all money except $35 deposit, providing you cancel earlier than one month before arrival.

In the unlikely event that you have to cancel or change your dates during the 1 month prior to arrival, we will do all we can to rebook it. If we can rebook it, we do refund, except for the a $35 rebooking fee. The more advance cancellation notice we have to put the dates back on the availability calendar, the better chance it will be rebooked and the better chance for refund, so call us as soon as you can.

We do try to work with our guests if unforeseen emergencies occur, and we make every effort to call waiting lists to help rebook. Many dates are waitlisted.

Waiver of Liability

We must ask for a waiver of liability form on file for any minor guests in the party. Click here for form to print out. The form can be signed, scanned, and returned to us by email--or faxed to 708 776-0288 . Or, if time permits, mail to the address on the waiver of liability form.
